In terms of the second scenario, the upside I see is the option to get a different kind of loan (say, FHA with a lower down payment and other assistance programs for K-12 educators like me) since I'd be getting a new primary residence instead of a second home.

On the job education! 

When going before public meetings with your proposals, drug, alcohol, and half way houses for former incarcerated, receive the most scrutiny.

A lot of folks don't take the time to educate themselves on how to do that. 

Good mindset stuff at the start an great underwriting education at the end.

REITs are publicly traded.

This may be what a small percentage of experienced investors or introverts want, but it is not what most buyers want and it is certainly not in the best interest of the public.

I am hoping on getting more educated so i can start investing smartly.
