I am far, far from an expert but I have learned almost everyone has some pearl of wisdom.

Restaurants like Cazuela's will continue to exist (dollar tacos on Tuesdays) not The Pearl. 

Located in a small 12 unit building, with a community run HOA, in the HEART of NW Portland/Slabtown/The Pearl.

We figure it is a great way to protect some of our salary income from Uncle Sam, and build wealth for our future dream of owning a vineyard.I'd love to hear from members in the area and seasoned investors with pearls of wisdom.

Slower on this than the continental drift- but I was able to find support that it was a legal three-plex and it had a happy ending for everyone except for the usual misbehaving tenants.

@Max Matrin - I think Pearl said he was new to RE investing.  

Of course you need to vet your potential renters very carefully and spell out all the detail in the contract but it does leave only the "pearls" top 3% of desirable  renters who you can count on to deliver consistent rent and not trash your place So your choice will be tough.
