Regarding the kitchen - they make countertop ovens that plug into 110 and will hold a full size 13x9 pan.

I'd be interested in seeing how your estimates for repair cost, expenses etc panned out with actual numbers.

As far as the profit, well that didn't pan out to my calculation since there is always hidden costs and the contractor came out to high at the end.
