Don't get to the point where you feel desperate and hopeless because that's about the time you'll strike gold as in Napoleon Hill's Three Feet from Gold story about perseverance.  

Also keep in mind good long term tenants are like gold.

@Jay Hinrichs this is the modern day "the real winner was the guy selling the pick axes during the gold rush" well done!

It can take a little finesse, as some people have CPA's or Lawyers as the designated agent, but tax bills, etc, etc, can be little gold nuggets, and most people aren't as smart as they think about hiding themselves with LLC paperwork/corporations.  

I agree with @Matt Shields that most real estate professionals value a referral or online review like gold. 

Gold, Bitcoin, stocks, bonds, and investing in businesses, are all things people believe will help them generate wealth and protect against a down-turn.

I just cleaned one out today, and there was a dresser in the basement with a drawer full of gold coins.
