I'm using FHA financing and everything has gone extremely well... until now.Despite asking my mortgage broker on multiple occasions if I'd need cash for anything in addition to my down payment, inspections and appraisal, he has just informed me that I need 3 months of reserves (about $3,500) in my checking account at closing.

This motivates them into working with you to come to an agreement and get the loan reperforming.The NPN investor I spoke to said he has proceeded with the foreclosure and taken the property subject to the first on a few occasions and in some of those the first threatened foreclosure and never followed through.

You could also look into mobile home trailers most of the time they are sold separately from the land but on different occasions theyare sold WITH the land .Best of luck !
