In the process of buying a rental property with a partner in Ohio because i find the market entry points for San Diego to be too high and Cleveland was a market with could penetrate (90k home). i would LOVE to invest locally and be closer to my investments, maybe even Temecula etc.

You don't want a clay type soil that holds moisture, you want a sandy / gravely easy draining soil.

Plus the paint traps moisture in the bricks causing them to decompose faster and causing paint to peel easily.

The EPA has a good booklet "Mold, Moisture, and Your Home" that explains how to prevent mold and how to remedy it.
