I'd be happy to share with you my experiences here in Charlotte and who I have works with.One thing to keep in mind is that you will get better rates and terms if you purchase in your own name.

Something else to keep in mind is a LLC does not provide absolute protection so you still need to take other measures to protect yourself like insurance, umbrella insurance policy, trusts to help further hide your identity, don't use your name and home address as the registered agent for the LLC. 

The other thing to keep in mind is to be very careful with the owner staying for six additional months.

Also, one thing to keep in mind is that the student rental market is comparable across cities more than the family rental market.
