@Ken Rich,  I am not a CPA but I believe that if she sells the property she will have to pay capital gains on the difference between what she paid for it and what it sells for less any repairs or capital expenses that have been invested back into it over the last 25 years.

Thanks for this info Rich, I also have the same question about getting my real estatel icense...most brokers I talk to say no, but I wonder if that is just because they don't want another investor agent out there!
