You are, in essence, trying to develop your own market assessment by utilizing shoe leather, door knocking, and some technology. 

My wife is an amazing decorator and we are toying with the idea of leaving all furniture/ammenities in the house and renting to mid-term renters (people relocating needing a place while they get settled, healthcare providers doing residencies etc..)...I'd really appreciate any feedback from anyone who has experience with this..ideas on advertising, pricing rents, contracts etc....thanks in advanceBrian

My company GiftedHandzStudio is a start-up that designs and builds custom furniture for purchase and rental. 

Most of the furniture inside are hers too but she can’t get inside and can’t rerent the place and cops keep telling her she can’t do anything. 

2) The fireplace is not in a central part of the family room and makes for an awkward placement of tv or furniture, would a fireplace be a major selling point for many buyers or can i just completely remove?

By the time you aad all the other expenses like furniture, maintenance, and property tax and adding all of your dept payment it's barely even a break even deal. 

She has removed all furniture.

I have seen this a number of times, first as an employee in a bank where my job was to pull credit on applicants...Do NOT buy a truck or car, furniture or any other large expenditure until the loan closes.  

@Tony Roddenberry,Quick and dirty answer to your question.If you were able to take the roof off your dwelling structure, pick it up and turn it upside down, everything that falls out would be personal property (free standing appliances, furniture, area rugs, are examples) that could be depreciated over five years. 

When I went to the house that evening, it was still full of furniture and trash.
