@Austin Fowler is in your area and even has a group of like-minded investors there in SF and many are in IT/Engineering fields.

I don't know about San Antonio in particular, but there are 'diva's' in every field and in every state.

You will at least 2x your income on the other side and will need to do much less searching because you have connections in the field to get the other side rented.One thing I saw in your post that I would avoid is over-research on the growth now (semi-conductor chip factories).

You may need to get those values from an expert in the field so you have good grounds for the value claimed on the deposit.

First, a lot of wholesalers (so it seems from what I read on this board and hear from people) are totally clueless and doing it only because there is no barrier to enter the field.

Having recently embarked on my journey in learning the real estate industry, I am eager to learn, grow, and contribute to our community.I believe that becoming actively involved in the community is essential to my growth and success in this field.

While in Afghanistan during the prep for withdrawal we started getting rid of certain career fields on base and the rest of us started doing what they did.
