My wife and I just moved here from Arizona and we moved to invest in real estate we now live in Missouri and are wondering if we should buy a duplex in the Columbia Jefferson City area or go for a short-term rental is like Airbnb around lake of the Ozarks.

@Nancy Mascorro I would add East Village and Jefferson Chalmers to that list, with McDougall Hunt and Pingree Park soon to follow.

I am to far from Indianapolis but in the North East Corner of our wonderful state (Ft Wayne area),  if you want to invest in a smaller metropolis.

@Arnold Finkelstein, there is almost no such things as a void tax sale in Jefferson County, either Birmingham or Bessemer divisions, because of the 1937 Local Law.   

I’m looking for a realtor in the Boone-West Jefferson-Blowing Rock area that has rental properties (including short-term rentals) and is taking on new clients.

They are going to find more in the outer realms of the metropolis’ and not inside, unless they want less or will rent.

I would also suggest the Jefferson Park area, it’s gentrifying quicker than other areas down there and I know I’ve seen a number of duplexes that were unpermitted conversions so you’d get the open space you’re looking for.

First, if the property is in Jefferson County, you have to send a 7-day letter.

On top of that, many of the major "white collar" employers whose commuting patterns would normally contribute to foot traffic, currently have their employees working remotely (Think IBC, Comcast, Thomas Jefferson) .
