While I can to a considerable extent control the NOI and the CapEx, I have zero control over the market.Thus, my perspective on this is simple - once the investment is maximized on a risk-adjusted basis, don't be greedy and get out.

and just bailing out as fast as possible.All I take from this is some showboating from a hedge fund manager trying to position himself as smarter to drum up business by giving someone who is known, literally worldwide, for the statement "Be fearful when others are greedy, and be greedy when others are fearful", a hard time for literally putting his money where is mouth is and doing what he's known to do.

@Alex Rand - I dont have zero experience in commercial, only residential, so maybe you should not listen to me at all...That said, with the ever expanding to e-commerce, the traditional retail has been and will continue to shrink, meaning the demand for retail space has been reducing and will continue to reduce....I would not get too greedy here....

Now a high cap rate could just be someone trying to exit and investment and the seller is delusional and greedy.
