If it is one lease, just tell the girl that this matter does not affect you as a landlord and they should sort it out on their own. 

One guy I had a few issues with is moving out and three girls are moving in.

It is a lot like finding you a girl to date, you know what your looking for, you know what you want, and the blind date usually doesn't work.
