From what I can see, you've got to manually monitor legal notices in the Times/Post/County Papers to compile auction notices, then track the sale status (date, cancellation, postponements,etc) on the default attorney/trustee website.  

Unfortunately it looks like I may need to do the compiling myself.

I have a staff of 3 people doing the following, just to get ready for next tuesday. 21 days prior to sale, a lady goes to the courthouse and compiles the list of foreclosures due for auction.It takes her about 4 days.

I am compiling a list of upgrades to invest in if the property does not go under contract in 2 or 3 weeks, the "White Cabinets" are near the top of the list.

I still need to compile a list for probate, divorce and pre-foreclosure.

Good work for a VA.I also looked for any other factors that might make it a good lead.I would compile this list and send out a yellow letter, typed letter, or postcard.Rinse and repeat. block by block, page by page.

I have an agent friend who has access to the MLS compile out a list of sold houses in the area and pictures of each, in addition to mortgage info that's also available on the MLS.
