This was done to protect senior citizens on fixed incomes from being forced to sell their homes due to unaffordable property tax increases.So now, the city assessor tracks the SEV, but homeowners are taxed based upon the Taxable Value.

If the US makes it harder for people to immigrate and/or less desirable, it's plausible that immigration will no longer be able to offset our smaller family formations (along with potential labor shortage on certain jobs/trades), and we will become much more dependent on older age citizens, similar to what's happening in Japan.

Citizen Bank which is my original lender says they do not offer and rocket mortgage says that fannie mae and other lenders aren't issuing any more cash out refi at the time for investment properties.
