@Lucia Rushton my reasoning is cheap/affordability realestate and it’s north texas which is cooler and a different environment than southern texas I have heard.

My worst case was about 20K in holding costs and a cooler market.

The 250 dollars to have an attorney file an entity and draw up a partnership document is worth it AND ot forces you to think of business things you probably haven't yet.It's always best to think of these as a way to ensure that IF things blow up, cooler heads though of a fair exit strategy.   

I was thinking of walking around the park this weekend with a cooler of freezies and passing them out with my business card, and of course talking to anyone who had any real estate questions.Is this a good idea? 

It works for me, but if you think you might benefit from a brokerage with an office and a water cooler type of atmosphere, the big boxes might be better, but note: they are not investor-friendly and the splits are worse.

Old hardwood needs to be sanded or replaced, walls need patching, swamp cooler and venting needs fixing, kitchen and bathroom brought up to livable standards. 

Northside/Camp Washington are both good areas to start.... many manufacturing jobs to cater to... plus Northside is one of the cooler/more underrated neighborhoods in our city. 

I've got family in Kansas City and see a lot of indicators of it becoming a "cooler" city -- there's a RiNo like district and a LoDo like district.

It will look a lot better contrasted against a white wall and with a cooler looking mantle, perhaps with better lighting. 

But you might as well have an official reading from an “expert”A quick google say the vent air should be 15-w0 degrees cooler than the room air to indicate a working ac unit.
