@Lucia Rushton my reasoning is cheap/affordability realestate and it’s north texas which is cooler and a different environment than southern texas I have heard.

The 250 dollars to have an attorney file an entity and draw up a partnership document is worth it AND ot forces you to think of business things you probably haven't yet.It's always best to think of these as a way to ensure that IF things blow up, cooler heads though of a fair exit strategy.

It works for me, but if you think you might benefit from a brokerage with an office and a water cooler type of atmosphere, the big boxes might be better, but note: they are not investor-friendly and the splits are worse.

Old hardwood needs to be sanded or replaced, walls need patching, swamp cooler and venting needs fixing, kitchen and bathroom brought up to livable standards.
