what I find very unique right now Ned is the amount of HML or private money companies led by large hedgefunds investing in these HML companies have driven these private rates down to 10% apr or less.. so to only have about a 4% spread between bank money and HML is quite unique in my experience over the decades.. other than the high interest mid 80s anomaly.. 

While she was nice and informative we clashed and I felt some of the advice she gave me accidentally led me down the wrong path.

The saturation of licenses in particular areas of California has led to skyrocketing real estate prices as businesses seek out specific areas for there facilities. 

Also, a reason not to accept a security deposit from a nonprofit or social service agency is because if you get into a conflict with the tenant, the organization will "advocate" for them, including legally, and may be quite absurd (and incorrect) about the level of "rights" they claim for the tenant, and this is super stressful, and also, now you have a very entitled tenant who thinks you're obligated to put up with all sorts of awful behavior- because they've been erroneously led to believe that they have excessive "rights."   

I'm glad my friends and I did not end up purchasing a house back then because the mortgage interest costs, insurance, and property management fees would have likely led to net losses overall.
