Brokers and attorneys often prioritize closing deals quickly to collect their fees and move on, which doesn’t always align with your goals.

This is why so many new investors are saying they are going to BRRRR properties, not knowing that, in many markets, it doesn't work right now with high prices, low inventory, and higher rates.

So researching properties to buy doesn't count unless you actually buy something -- and this isn't Amazon where I'm randomly buying things on a weekly basis.  

However, in areas with little appreciation, all investment capital must come from your savings.Summarizing, a city where you can achieve and sustain financial independence must have the following characteristics:Significant and sustained population growth.A pro-business environment with a metro population >1M.Rapid and sustained appreciation.If a city doesn't meet all these requirements, achieving and maintaining financial independence will be difficult.

A prudent investor doesn't seek quick riches through shortcuts.

Everybody who invests in Southeast Mexico, including myself, knows that the typical property doesn't offer ROI upwards of 10%-15% but way less.

and, something that doesn't get discussed enough - a record number of properties don't have any debts on them. 

I'm negative most months and rent doesn't cover my monthly payment.

These are non-performing mortgages and the homes are vacant and in preforeclosure.This doesn’t fit my typical passive, turnkey investment model, but I am considering taking on a local property as a “fun” project.
