Many times of course your dealing with a MLO of some sort who really has no lending authority... whereas I dealt with my guys personally and I was the chief bottle washer so it was a nice fit..

For the other 10%, you can use a pancake compressor and adapter on the washer supply and do what Steve said.

If you provide something with a property, you're stuck repairing or replacing it.While only one state that I know (Arizona) of requires A/C if you *don't* provide it upfront (you did), you're stuck repairing it since it came with the property.That's why some landlords prefer to remove *everything* they can from a rental so they don't have to repair it if it breaks: washer/dryer, ceiling fans, window A/C units in mild climates, garage doors, pools, fireplaces, dishwashers, disposals, and anything else that can break.

Still have one problem tenant who does not pay regularly and who's back yard area is packed with extra stuff, washers, dryers etc and has a large tarp over his area, which is against the city codes, but i cannot get him to stop.
