My father and I recently bought a 2-flat building with a big basement and y’all ceiling. I was wondering if it was worth it to go through the process of making the basement a legal unit and where should I start.

Very often they're two flats with a garden unit...but as far as rents go, they're three units.  

I am thinking of buying Class C one story garden apartments or duplexes and remodeling them into handicap accessible units.

The new tenant looks like a long timer as well, having already put in a garden and is doing extensive landscaping.

A few cycles of this and the slap gets cracked, even displaced vertically by some height and now you're tripping when walking across the room.When there's significant displacement, the pipes can break, the water bill goes thru the roof AND you need a total plumbing reroute to the attic and down the walls to the fixtures. 

You want to live in the smallest unit available (eg garden unit or 1/1 unit) and maximize your income by renting all the other space.

Hi am a real estate agent and I work with investors I’ve seen distressed properties that I’ve hit up the owners and ask if they’re wanting to sell and they would say no not interested in selling and that’s it so I felt shut down right away I feel like hitting them up again a month later as the property still looks really distressed I’ve knocked on the doors nobody answers it’s in terrible condition the seller said last time that people do live there but it just needs gardening I said no problem you have my number if interested in selling. so like I said I want to try to reach out a month later but this time I want to say hey you know I have a cash buyer if you’re interested in selling.

He’s planning on buying the building next to it and break through the wall to expand the current 8 unit building into 12 and his design includes a gym, garden, and a roof top terrace.

I see a hardcore GYM location on the left, Beer Garden in the middle afternoons to nights, TKD or daycare space on the right in the office.
