It's different from a ranch or other styles where you can use your standard taupe walls with white trim.

Doors, trim, cabinets look beat up.. this gets you a tenant who does not care about "nice"I have been down that path years ago and thats why we rent a premium product to people who are looking for something very nice.

Sometimes the final trim steps seem to take the longest.

@Alvin L.Hi Alvin,The house was built In the late 60s, single family brick ranch, 3 bed 2 bath. you are correct carpet, paint, appliances, a ton of yard work, Basic maintenance on the existing HVAC, painted the cabinets, painted the outside, fixed some rotten trim outside, really a light rehab.

Trim and millwork should be simplistic and strong, I use 6"-8" solid wood rounded edge baseboard, why, because it takes a beating and endures and protects walls.
