We leave the family, (everyone's grown) and come for 3 days a week and work the business.North Adams has been a blessing to us.

I did see there was a really nice 4 unit posted this week along Humboldt Park for a value add through a rehab.  

That said, simple rehab projects if done full time and correctly should expect to have about a week per $10,000 of budget plus an additional week or 2 for clean up, market ready items, misc.

I work upwards of 80 hours per week so any help I can get on something like this to just at least narrow down the field REALLY helps me.

I own Toledo 2,3,4 bedroom homes, duplexes, tri and four plexes as well as six units...each have their own advantages. 

I'm wondering if what  suggestions you have about how I can monetize the information we gather/update weekly?  

We close in about 2 weeks and I will let you know how the land split goes. 

I spent 5 hours last week googling how to open a zoo- Should I get to take a business loss because I drove  a couple hundred miles this year and paid to visit 4 zoos?

I expect to complete rehab within 8 weeks and we add 3 months for sales/closing process.
