@Roy Oliphant, was it property you already purchased at auction, or one you wanted to buy from state?

Hi,I am looking to buy a 3 bed single family house with decent schools in San Diego.

Investment Info:Single-family residence buy & hold investment.

I'd avoid buying anything in Lawrence Township because the judge there does not like evicting people for non-payment of rent.  

Thats why someone wouldnt buy your house and rent it back to you for less than they are paying for a mortgage . 

After hard money and buying/selling costs, I'm having a hard time getting my numbers to work 

I am looking to rent 2 properties rent to buy or rent or buy.

However, the BRRRR strategy (buy, rehab, rent, refinance, repeat) makes sense for a lot of investors, as value can be created through forced appreciation (renovations) and capital recycled through cash-out refinances.

FHA requires the work to be done in 6 months or less.In order to buy a home as your primary residence in another state, you'll have to show proof that you have a job in that state or that your employer is allowing you to work remotely.  

If you're buying from a small 1x1 builder, they probably don't have the spread either to change.
