If you can't reach an agreement with the seller, you guys should be able to mutually cancel the contract (check with your real estate agent)Also three bed/one bath would be considered "functionally obsolescent" you may want to consider putting in a half bath if the space allows.I tend to agree with Owen though, it may not be a good idea for your first project.
