They said they do not have the in-house personnel to do this work and I (or whoever) would need to have it done ahead of time, and that they would need copies of that information filed with the prevailing county to proceed (the deceased's homestead was in a different county than the target property).I am getting a quick opinion from my real estate attorney's on retainer to see if I need a probate attorney or if this scenario is simple "any attorney can do it" business.Getting under contract is top priority and in progress.

As you are saying she doesn't know where or when she is going, so perhaps allow seller to retain possession after closing until she can find something, as a leaseback.Your idea of helping out with the move may work, but I am not sure how you would put that in writing as part of the contract.

This would generate 90-100k in capital, and we would retain our 20k in current capital for investing.downside: have to pay interest, doesn't lower payment.upside: retain strong asset, leverage equity, access to more capital RE goals:1. play the long game via BRRRR's2. be a value add partner for other investors by providing capital to fund deals and flips. all of that being said, would love wisdom of some finance ninjas and the BP community!

Don't know if she still presents with him.Of the top commercial presenters, we found Scott's the most comprehensive HOWEVER, when we attended--back when he was first starting, he missed a WHOLE Important section in the manual [he ran out of time]and the manual, back then at least, was just an OUTLINE of topics in which attendees had to fill in the details...and there was no home-study, at that time--add that to how little even the most intelligent of us retain from live bootcamps, and I'd always suggest the home-study materials from any guru, rather than live [if Scott now offers it]...unless you can clarify that the oversized manual now contains all the notes of the live presentation, or an audio is now included [it wasn't when we attended] otherwise I can not recommend the live bootcamp,unless it's for the analysis software, which we still use both for buyers proposals, and investor presentations when fundraising.That said, if you're thinking of just apartments, you might look into an infinitely less expensive book:"Real Estate Recipe for Buying Apartments"[or similar]by Brian Friedman....Hope that helpsBob
