If you came to my house and you said I’ll give you X amount of dollars and I said sounds good and my wife was not on board I can assure you I would probably be contacting you to tell you it’s a no go and call me names if you want to , but I have to live with my wife and not you.The bottom line is people change their mind with a written contract sometimes.

In the future, historians will look at the period of time we are in now the way we look at the late 30s during FDR's "New Deal" when artists were getting paid by the federal gov't for doing busy work... homebuyers are currently being similarly subsidized, and the fact that landlords can get on board with up to TEN (!!!)

You can avoid the issue here the most by setting better procedural rules for tenant screening/on-boarding (that's a post for another day) and procedural rules for tenant removal.My rules, which vary significantly depending on what state the property is in, give the 5 day grace period before late fees on rent.

The final thing that I would add to this post is that, and only because it's happened to me personally, my father-in-law and I have seen it happen to many people while working for attorneys in law school, is secure and keep any and inspection reports, including copies of the ones that the insurance company does as part of its onboarding process, as well as any from prior owner, if that is even a possibility.
