If this is a great tenant you want to keep happy, offer to pay the difference in what they would have paid you in rent and the cost of the hotel, An example of this would be If rent is $80 a day and the hotel is $120 per day, you can offer to pay $40 per day if you want to be generous.I would not have this situation because like @Kim Meredith Hampton I require all tenants to maintain Renters insurance for situations like this that may occur.

Most of the houses (other than really nice, and expensive "gingerbread" houses) are built in the 40's-60's and are thereby easier to rehab and maintain than Hyde Park (which are often turn of the century).
