I think you did answer your own question --  Unless you are doing a real luxury rental, tenants will not be as picky as you.

So I am thinking about saving up more money to concentrate on buying a property closer to downtown.I am currently working with investors and they are also particular about the properties they want and for the price that they want.Do first time investors have the luxury of being as particular about their first investments?

Express only builds in Cape Coral and Emerald is the luxury line that only builds $800k and up homes.

My focus is on Luxury Properties, Golf Course Subdivisions, 55+ Active Adult Communities and of course investing with both rehab and flip, as well as rehab and hold strategies.

I used commercial grade LVT (luxury vinyl tile) in my personal home when I finished the basement.
