Jumping into any investment without knowledge can be a recipe for disaster or great losses.

They also offer potential partnership and more efficient systems than I can offer on Rehabs, management, etc...I love to work with investors, it is the folks that are never going to buy that want hours of advice for free that are the tough ones. 

Numbers in FL are not looking great with insurance/taxes/HOA fees/etc for cash flow but willing to  focus more on just breaking even (or close to even) and having significant long term appreciation.Option 2: take the cash, pay 20% long term capital gains and wait as market continues to dip for a prime buying opportunity.Would greatly appreciate insight/advice from those much more experienced and knowledgeable than myself.

You run the risk of getting yourself in trouble at your level of knowledge about wholesaling or at the  very least, wasting money and a lot of time.
