Here is the rent from my other properties that are all pretty close by.2 bed: $10003 bed: $8753 bed: $1,100 (I got some desperate students at the last minute)3 bed; I'm living in with 2 roomies paying $300 each)3 bed: $900None of these properties are as nice as the one I want to buy, but the rental market is weak now, there are a ton of properties close by that have been for rent for months.

I can't see it being easy trying to manage a property yourself being thousands of miles away.If you go off the MLS and try to find owners in your area who are desperate to sell for quick cash you can find a good deal.

I would be very interested in finding opportunities to buy the ground like you are describing depending how much time is left on the lease, the closer you get to that time, the more desperate the owner of the building will be to buy the ground off of you to not lose the building.

If they are more or less desperate to get rid of it, they're in the process of moving and need it sold ASAP, etc - these are all personal things that may be affecting the seller's decision-mkaing that you just don't know about (things like this cannot be disclosed to you unless they've given the selling agent permission to do so).
