We have to sell a triplex that is right on the Paterson/Clifton border.

A challenge that could have happened was this property lied exactly on the border of a bad neighborhood and a good neighborhood so we got mixed reviews on potential sale price.

@Denise Evans, The original owner of the property is deceased so the current owner(seller) is not in a rush to get the quiet title because he has tenants in the property and is cashflow positive. 

It's not fun to find out when making a phone call that the person you are calling is deceased.  

Look up auctioneers in your region, they often sell real estate as part of deceased people's estates.

I am particularly interested in property in the River Wards (Northern Liberties, Fishtown, Kensington, Port Richmond) section, bordering the Market Frankford line, but am willing to explore other areas (Point Breeze, University City, Templetown, Point Breeze, Grey's Ferry,  Brewerytown, Bartram's Garden area) . 

I was looking in areas that border LA county (Simi Valley, San Bernardino, Riverside, etc.)

., especially after factoring CAD dollar right now... but over the long-term, there is far more opportunity south of the border.

I look up property information on tax counties, some owners are deceased.  

One was to open up the borders and let in any immigrant that has enough money or credit to buy a home.
