Construction Manager, hopeful investor from Philadelphia.

Good morning everyone. I am interested in beginning to invest in buy and hold real estate in the Philadelphia market. I am particularly interested in property in the River Wards (Northern Liberties, Fishtown, Kensington, Port Richmond) section, bordering the Market Frankford line, but am willing to explore other areas (Point Breeze, University City, Templetown, Point Breeze, Grey's Ferry,  Brewerytown, Bartram's Garden area) . 

Additionally I work for a construction management company that offers a full range of pre-construction, construction and engineering and design services. Ranging from historic preservation projects, to ground up new construction, that regularly are budgeted in the $1-10m range.
