Edit: 2,100 monthly is about 1.3% sales price ratio. 2% depending on how rough the area is or more is ideal although many investors in speculative areas that are overheated can't get close to the 2% rule.

I use this one for both those who are intimidated by the standard contract, and for experienced investors who want simplicity and speed.Get your state's standard contract (look on line or just ask a Realtor)and do what you need to to save it as a Word document you can edit.
