@Tyler Erickson No need to look at the market twice a day - get setup with a realtor who specializes in real estate investments and they can set you up for a search which will notify you of any properties come available in your target areas.If you are looking for deals on the MLS you will have to be prepared to act fast - get your pre-approval letter ready and research so you know a deal when you see it.

The REO title company typically will Not search for these unrecorded liens and they will exclude them in their Exceptions, Section B on their title policy/commitment.As for the “Warranty deed” here in FL we have a Warranty Deed (in which the seller is agreeing to defend against All title claims/liens/defects) bit we also have a Special Warranty Deed (which is what reo’s use, that only guarantees against title issues While The Current Owner Owned It, nothing that occurred before.Always use a Local title co. to the property......different cities/counties have different depts and ways these violations may be obvious, but a local title co know where to look.

I appreciate your opinion, but I will take my legal advice from a panel licensed by the State and have passed the Bar, the Attorneys I pay dues for specialize in Fair Housing, ADA and related, they all agree, as landlords we are allowed to ask for proof under the law.
