I was wondering why some turn-key providers reject marketers and keep their inventory private?

I've rejected those offers since they felt a little shady to me, and other than not having to worry about collecting the rent from that person I don't see the advantage. 

Now that rehab is estimated at 30-35 K, corresponding offer price goes to 110K and perhaps cap at 120K (and final price of ~155K) but kind of concerned that 110K number on the offer may result in rejection right away ?

One other thing that I need to learn is a rejection of application letter.

Lower the price to the appraised value (rejected/declined - I actually didn't have to present this as they made it clear they weren't coming down);2. 

There is lots of rejection in this business.Look at this from an investors perspective.

The court will reject your eviction filing if you didn’t hire the appropriate pro to post the notice.

No reason to tell them why they are rejected once you have selected your new tenant.

MY MISTAKE - I will never make the mistake again - Next time I will take a large non-refundable deposit or reject the contingent offer.

I guess I will have to include some language to discourage sending payments to the PO box when there has been no rejected payments however.
