We recently paid off our debts, and assuming no mortgage, we currently save about 70% of our post-tax income, around $10-12k a month.Would you still highly suggest getting a 203k loan, or would you recommend getting a standard mortgage loan from a lender? 

Hi @Jill Davis, I can refer you to a lender that can still do some jumbos in the 4s.

You need to find a lender that does the mix use properties.

Likely below any HELOC lender's min loan, but not worth you to do it even if they let you as the 10k would not be enough to really do anything with. 

Hi all,I would love to connect with MTR investors in Kansas City, to network, learn about the market, lenders, contractors, etc. 

Drafted a plan, gathered estimates, created a budget, put together DTI sheets, even got an "as-built" appraisal, and also have it in a permit status at the Local Building and safety office.Then I started to look into the construction loan and the permanent financing....to do it myself, and not through a builder.I soon realized that there are sooo many companies out there that want to try to help...but cant  (some of them were even on this network of people):  don't have builds on record, won't allow for owner-built homes, my credit is less than 680, while carrying the construction loan, there may be a point at the end where because i have my rental house while building that it become hard to pay, and  I can't pull out a private loan to help start process because my credit cards balances are horrible...and my "business" has no show of income.So, now we are here in the present time....   

New rates are currently looking about 7%+I asked one lender about 2nd mortgages, with the hope of pulling just the equity out, but the rates seem to be 5 full points above the standard, so about 12% so that doesn’t let many deals work. 

Private money How did you add value to the deal?

If so, what are some opinions on this private lending group.

Before you pull the down payment into cash it might be wise to have your financing lined up so that you know what the lender is expecting.
