California housing is extremely pricey.

Townhouses are extremely popular and always rent immediately.Your average buyer for this type of home will be probably a young family or young professional couple.There will probably always be a lot of demand for this type of property.The issue of selling the contract and taking the appreciation is the tax implications.

These projects are not only expensive to fix, but can also be extremely time-consuming.

This is only possible if you buy right.To mitigate the issue of not being able to refinance if you can't sell(extremely low possibility), get pre approved with a lender.

I will be extremely involved for the next 10 years or so and hopefully begin getting into rentals.

Numbers weren’t perfect from the start, but I was fine with paying for an education on this.I’m pretty disappointed, as this was going to be my first BRRRR and I was excited to gain experience.

Neighborhood Scout seems extremely promising but wildly expensive for my purposes.
