background checks need to be done and the lease needs to express what you as the landlord would expect from the tenant on your property.research a little bit more and also have your lawyer review the lease for compliance to local laws

It seems odd to me that the agent keeps stressing that the properties need a lot of work especially since you expressed that you were ok with fixing them up if the numbers worked.  

If I were to speak what I type, the inflection of my voice, speaking style, tone and maybe a humorous expressions would give the typed word a completely different meaning and message to you.

I wasn't necessarily talking about freeing up VA funds, but Ginger's original post expressed that she wants to get her property into an LLC and thought that the only way to do it would be to refinance out of the VA loan.

Although, my target will be youth, spirituality, expression, leadership development, financial education, life goals/purpose, experiential education, social entrepreneurship and community service.

I am not sure which option will net me more profit, and I would like to lock up both options...Could I write into the contract the sales price/cash price, but have an option for financing with the expressed terms?
