Key metrics we look at are always avg sale price to list price ratio (knowing the normal % discount off ask), avg time to contract (how long they sit, which also typically dictates if a home is overpriced or not, perhaps sitting too long), and of course price per sq ft running your comps.Just drilling down into the data and knowing your numbers is everything whether you're helping a buyer get a better deal, or setting an effective pricing strategy on a listing with a seller.

one would tinker with the return an investor is wanted then back into note rate and the term.. the note rate PLUS the term dictate the discount to achieve a yield for a note buyer in todays market place.. when folks just write the note and don't think ahead they get shocked when their note needs to be discounted 20 to 30% or more to achieve yield.

I'm with KW and I don't have production quotas (listings, sales, open houses, phone duty, etc.) or requirements that dictate what I spend my time on.I believe when brokers advertise that they are "investor friendly," they are directing that to investors who can be clients as buyers, sellers, or PM.

and I Oregon I know all offers must be presented unless specially directed by seller to not present offers that don't meet a certain price or terms.IE seller can dictate to listing agent.. don't send me any offers less than 100k and don't send me any offers that are not all cash and don't send me any offers with escrow periods longer that 30 days... remember the agent does not own the house they work at the pleasure of the seller.However not withstanding specific direction from the seller yes in many states all offers must be presented and most agents should just forward them on.. its up to the seller to decide.. not the agent.. sometimes agents just take It personally I guess.
