They don't paint a complete picture of how a business is run, you can only get a certain amount of information from them. if you want more information to make this decision, it won't come from T/R, gotta dig deeper.

If the HOA does a special assessment for unexpected needs or an improvement project you will be even deeper in red.

I would dig a little deeper.

Underwrite worst case scenario, then if the deal looks close you can take a deeper dive into the taxes of that particular area and see if you have some ability to be more aggressive on your projections

I'd dig deeper than just the 8 units because there is usually a lot more in the code on so many levels. 

What this means is that the flipping "sharks" are digging ever deeper into cheaper priced properties with hopes of holding to them then selling them, with or without renovations, to witless "dumber money."
