The traditional closing period lag time coupled with the delay in knowing the true market cap rate due to steep interest rate hikes creates a major, present day, market uncertainty.

We really don't want a partner but we have some folks in our network that are willing to help.Ask the sellers if they'd be willing to sell the business but lease the land (try to get a lease to own option) for the first couple years. 

Not a whole lot, but I know I have missed couple because of lack of funds or not being quick enough to make offers.

Some of the things they do:Post notices on the door.Respond to emergencies.Inspect your place a couple times a year.

Your "generally cleanish" tenant will leave you a mess to clean up, you'll lose a couple months of rent and utilities, and you'll realize that a $50 late fee isn't extra income.Don't reward her with cash for keys.

@Vladimir Fefer - I know a couple of wholesalers who went ahead and got their licenses - its the right thing to do to avoid trouble. 

I plan on paying a couple GCs to give me an estimate just to make sure i have the right amount for a budget.
