I'm not sure how it passed, but I know it passed when previously under contract and my inspector didn't mention any issues yesterday, but I guess I'll find out soon.

However, my issues run into seeing a few markets that look good and then I can't seem to finalize my decision on which is better or where to really focus my time searching.

Plus is complicates a lot of issues, more documents needed for title, etc.Now they can do all those things, but most people are too cheap to do it correctly, and all these people telling you to do it yourself, probably don't know how to run the LLCs correctly to stay out of trouble.It's not all that complicated, but it does take some work and a good attorney will guide you thru all this. 

The growing list of issues include multiple poor quality tenants damaging properties and breaking leases with no recourse, and non-existent communication/accountability from property management to the point where I have zero faith in their personnel correcting the issues I'm experiencing. 

The normalizing market is just starting to show some of the operational issues many investors will soon be faced with. 

For these issues, many PMCs now have Cyber Security insurance.

Hi everyone,I've had several issues (washing machine, stove, garage door's motor, roof leak, etc.) with the properties I own.

We run our own portfolio as well and have zero issues.

And even though I know many people that have done dozens and dozens of deals over 15+ years, and never had a title issue, to me it is worth far more than it costs.
