I’ve charged her with the fees and a second set a of fees will be charged on the 15th but my lease states I have the right to take legal action of course.

We are located in the Pittsburgh area, so we would prefer to set up our first short term rental arbitrage nearby, but we are open to exploring good opportunities elsewhere.  

I have been trying to break into the residential space on my own by driving for dollars, knocking on doors, sending letters, and cold-calling lists of vacant, pre-foreclosure, and tax-delinquent properties.

I like the idea of fix and flip for additional capital but I’m a rookie and not sure if it is too much of a risk for my first investment to be a flip.Aside from wanting to get in to San Diego, my priority is to get in the game and set myself up to be able to grow my portfolio.Any feedback or advice would be much appreciated!! 

I'm ok with month to month, but I also need to raise rent to current market value, add in late fees, set up auto pay, etc. 

I would like to set it up so that I can basically hand reports with receipts to my tax guy and be done with it. 

One of the biggest misconceptions I see from beginners (I'm guilty too) is that you set an ambitious goal & then search for the magical city or the MLS listing for a property that matches your goal.Best motto I heard from my mentors "Great deals are created not found." 

putting down 75% ain't bad, but if you're dead set on investing in your backyard, oftentimes it's just not an area that cashflows. if cashflow is more important to you than having your rentals be a stone's throw away, consider another market.

The initial training is a 12 week program where each new investor will be told to set up an infrastructure of a legal entity, business cards, phone numbers, web pages and miscellanea, to pretend to be a real estate investor, because all this, will not really make anybody a real estate investor.
