I don't know, you're in the gray area (believe me I'm not against paying an honest referral fee).I think the word salad is you need a real estate license if you're arranging the sale of RE in expectation of a fee.DISCLOSURE - AM NOT A LAWYER SO I MAKE MISTAKES AND MAY NOT BE CORRECT!

They had 4-5 stages of house condition, if memory serves.I think $10/sf should be your hard-stop minimum budget - anything less and you are just kidding yourself.

As a general rule of thumb, tenants pay separately metered utilities unless you negotiate some other arrangement with them.

I'm simply saying that you'll need to carefully consider the aforementioned issues, and find answers to these types of questions if you want to find a mentor who's actually valuable.I have partnered with, and have also mentored inexperienced aspiring RE investors in the past, but those arrangements were mutually beneficial, and the partner or mentee brought significant value to the table (and they were very clear on what value they were bringing to me, and what value I was bringing to them).Good luck out there!

In addition, with the wave of big layoffs that have just been announced (11,000 at Meta, 10,000 at Amazon, 4000 at Twitter and a bunch of other companies not to mention a lot of layoffs in the construction industry and real estate agents/mortgage brokers needing a new job) if inflation has peaked, it's probably because we are in the early stages of a real recession (versus the technical recession of Q1-Q2 earlier this year).
