Turnkey companies also try to automate the process, but starting from the markups above fair value and ending with the inability to perform magical acts, I think most "turnkey" investors end up with a raw deal.

There isn't one single strategy, but rather a range of options that, when combined together, can work like magic.

They don't get tagged and logged into some secret magical government database that says, OK today John Apestrond is motivated.You can't separate the motivated people from the none motivated people using some criteria.

There's no magic formula but basically it comes down to cost/benefit analysis.

On the off chance anyone has a problem you can just show them your magic real estate card, that is really easy to get.

If you're on the Bigger Pockets site watching the count down to one million posts, and posing a bunch of stuff because you're hoping to move the post count toward the magical post ... you might be a real estate investor (or just a nerd!)

I understand there's no magic answer but I'm glad you all brought up some good point to look into.  

Or, if that magic "two year mark" is only 6 months away you may not find a place that quickly.
