I usually look at 2 bedroom houses that have a lot of extra square footage.

I wouldn't mind biting the bullet and pulling permits and paying for them so that my tax records show the increased square footage.  

In our area a zoning permit is required for all sheds and a building permit if the shed is over a certain square footage.  

What killed the deal was the city's minimum square footage for a lot.  

Things I would look at are square footage, how much updating is necessary, how much off street parking is there?

Given the square footage (10k+) I can safely say that my intended 4 units is extremely modest.

I checked Zillow's tax records and it shows 1,100 sq ft, which seems like it might be the square footage of the home not including the garage, once the garage becomes part of the home, it's probably closer to 1,400 sq ft.

Then you measure and add up the total square footage of each competitor and divide it by the population in the 3 and 5 mile radius.

Even if I didnt get a variance from city to do same MFH, I could build a SFH home with the same square footage, same number of bedrooms and separate kitchens and bathrooms, would just have to have common utilities so it's technically a SFH.I'm more concerned about worst-case scenario planning for things I just don't see.
