The property is in disrepair and continues to deteriorate with weathered & rotting wood, broken windows and is in need of lots of rehab.

There's a duplex (one large house broken into 3 smaller units) that I'm looking at and interested in for my first purchase because my goal is house-hacking.

Recently one of my completed projects on the market was broken into and the staging furniture stolen.

Buy a home and fix it up while living in it, then sell it after the 2 year mark.Can I purchase the home through my LLC, write off (taxes) the material costs of upgrading and possibly adding a deck etc, and then end up ultimately selling it?

I'll put in a much smaller amount of money, but also find the property, negotiate price, manage the property management, manage any necessary upgrades, etc.

Couple years down the road you can upgrade if you want/need and keep it as an investment property.

And if you're handy, you can do some basic DIY updates/upgrades while you live there which will increase your bottom line along the way.

If you're looking for a big return, and willing to take on a sizable portion of risk, then I would find a 2-4 unit property that could use a little work, upgrade the unit that you are living in, and then move tenants around so that you can rehab the whole building.

You can use them 5 times as a free member, and they are well worth the upgrade to premium alone. they are a great way to get a handle on the numbers.

The entire exterior needed to be upgraded (roof/siding/guttters).
