If your presenint a model tenant there maybe something wrong with your presentation or with the expectations you set in terms of the kind of tenants you can attract for the home.I would set the investors / owners expectations straight on who they can expect and what a good tenant is (if they are being silly - but I would look to see if your being to lax as well)....

If it were my house I would chat with him - let him know the problem and that while you appreciate him paying on time and that this is it - next month you need to file a notice and get him out.I mean - you are a part of this - meaning month 1 is when you should have nipped this in the bud - because you enable him for 18 straight months you need to take some accountibility and I think he is owed a conversation and then the door.On the flip side if you think it will take you 6 months to rent it - then you might want to consider putting up with it.But - look at your role and try to work it out.

1) Grossreal: if I look at my core values, I do not see any fraud at all, even in case of me straight out giving money straight back to Yeow who owns the place and negotiated the seller.The whole bank philosophy of "we're willing to take a loss, as long as THAT guy doesn't make a gain" is horrible.

But to answer the questions straight up we are looking for both.We looked at the link you posted but would have to have a back to back closing to use it, so without violating their Terms & Conditions in case we were unable to find a qualified buyer at closing we will wait on that until we are more seasoned in our venture.Thank You again

You'll need to contact the lender and get ahold of their short sale dept (or whatever they call it) and straight up tell them that the borrower is deceased and then ask them what they need.

I believe people have the right to do whatever they want with their bodies, up to and including suicide (which Beck apparently considered as well).But, I don't consider someone who believes college is a bad thing and who feels the need to be stoned for *literally* half their adult life to be a good role model for our society...in fact, I believe lack of education and excessive drug use are things that have contributed to the downfall of this country...I prefer to choose role models who spend their time being productive and contributing to society, not those who drop out of school and spend 15 years straight on the couch getting stoned.Of course, if you want to look up to someone who does that, or if you want your kids and grandkids to look up to someone who does that, all the more power to you...it's a free country, after all and you can look up to anyone you choose...

Should work out, I just didn't feel right going straight up to the occupants with an eviction notice without knowing who they are and how they came to occupy.
