We had a drunk driver wipe out three tenant cars legally parked on the street.Offering payment plans for rent when people have problems is essential if you don't want to churn the units-- I have 5 tenants in the 8 units that have been there for 3-4 years (I've owned the buildings 3 years, 9 mos.); 2 tenants that have been there almost 2 years and 10 months and 2 years and 8 months, and my short-timer has been there 18 months and she has worked at the grocery next door for 15 years so she's very happy to be there.

The landlord needs to verify the applicant is the true owner of the social security number by looking at a drivers license, social security card and verifying addresses against the credit report.I use Cozy (Experian) and I have never seen an issue where the report was not immediately available to the tenant.

So I would advise that you learn a bit about better tenant screening; in PA, the state now has free internet searches for lots of important things pertaining to tenant screening, including criminal court records, landlord tenant magistrate records, and even traffic driving offense court records (useful for the tenant that drives for the first job or is Uber or Lyft driver on the side).

That’s one of the main drivers I think to reach my goal I don’t want 30-40 sfr to reach my income goal I’d rather have fewer multi buildings, I have seen especially during winter the apartments have sat vacant longer then the houses in this area for sure.
