If we only had a 2/1 in that unit it would have been a lot more painful / stressful.

Bottom line is that there is some administrative overhead and a generally small tax obligation that comes with the use of non-IRA money to grow the IRA, but the overall benefits of higher leveraged returns will still be very much in force.As to turnkey investments, they have plusses and minuses.

The banks must not be convinced either, or the rate differential between the benchmark 5-yr fixed and the 10-yr fixed offerings would be greater.I am one of those who subscribes to analysis which demonstrates variable rate mortgages always win out in the long term (even back in the 1980s when it was painful).  

The estate has gone through probate in TX and I am dealing with the independent administrator of the estate and he wants to sell the property to me.

The only experiences I've had with attorney's that represented sellers has been painful.

@Sarnen SteinbarthWe've experimented with Nest a while ago, but they were tight lipped about their APIs and a bit of a pain to integrate into our system ... this may change with their new ownership, we shall have to wait and see.
